Short answer: Brevard County property tax bills are mailed by November 1 and are paid to the Brevard County Tax Collector online by free e-check or card, by mail, or at a branch such as Palm Bay on Cogan Drive SE. Paying in November earns 4%, December 3%, January 2%, February 1%, March none. Taxes unpaid on April 1 are delinquent with a 3% minimum charge. A quarterly installment plan needs Form DR-534 before May 1.

When is the Brevard County property tax bill due?
Brevard County property tax bills go out on or before November 1 and can be paid at full or discounted value through March 31, and taxes still unpaid become delinquent on April 1 (Brevard County Tax Collector).
Florida law fixes the calendar for every county, Brevard included: taxes are due and payable on November 1 of each year or as soon thereafter as the certified tax roll is received by the tax collector, and they become delinquent on April 1 or 60 days after the original notice was mailed, whichever is later (Florida Statutes s. 197.333). A Palm Bay, Melbourne or Titusville owner who has not received a bill by the second week in November is told to contact the Brevard County Tax Collector for a duplicate.
A missing bill does not move the deadline. The Brevard County Tax Collector's Taxing Authorities page cites section 197.122, which charges every owner with knowing that taxes are due each year, finding out the amount, and paying before delinquency (Taxing Authorities). For owners who pay through a mortgage escrow account, the lender requests the bill and the owner receives an informational notice saying the original went to the escrow trustee.
Mail payments are judged by the postmark. The Brevard County Tax Collector FAQ states that for November 1 through March 31 the office honors the U.S. Postal Service postmark on the annual bill even if the envelope arrives the next month (Brevard County Tax Collector FAQ).
How much is the early-payment discount?
Paying a Brevard County bill in November earns a 4 percent discount, which steps down one point a month to 0 percent in March (Important Dates and Discount Periods).
| Payment made | Discount | Example on a $3,000 gross bill |
|---|---|---|
| First 30 days after the November mailing | 4% | $120 off (3,000 x 0.04) |
| December | 3% | $90 off (3,000 x 0.03) |
| January | 2% | $60 off (3,000 x 0.02) |
| February | 1% | $30 off (3,000 x 0.01) |
| March | 0% | Full $3,000 due |
| April 1 and later | Delinquent | 3% minimum charge added: $90 (3,000 x 0.03) |
The Brevard County Tax Collector applies the 4 percent rate for the first 30 days after the original mailing date and says all discounts are based on postmark (Brevard County Tax Collector). The $3,000 bill in the table is an illustration, not a typical Brevard bill; the dollar figures are the stated rate multiplied by that amount.
Two rules in section 197.162 can stretch a Brevard discount. A discount period that ends on a Saturday, Sunday or legal holiday runs to the next working day if the payment is delivered to a designated collection office of the Brevard County Tax Collector, and an owner who asks for a corrected bill keeps the discount rate in effect at the time of the request for 30 days after the corrected notice is sent (Florida Statutes s. 197.162).
How can Brevard County property taxes be paid?
The Brevard County Tax Collector takes property tax payments online by free e-check or by card, by mail, by wire and in person at its branch offices (Pay Property Taxes).
Online, e-checks drawn directly on a bank account carry no fee and are accepted only online. Credit and debit cards, Apple Pay and Google Pay cost 2.75% with a $2.75 minimum service fee, and international cards cost 3.95% with the same minimum; the vendor keeps the whole fee and Brevard does not retain any portion of it (Brevard County Tax Collector). An owner who pays the wrong account by e-check has until 5:00 pm to call for a reversal, or the office issues a Tax Collector check instead of crediting the parcel.
| Check amount | Service charge |
|---|---|
| Less than $50.00 | $25.00 |
| $50.00 to $299.99 | $30.00 |
| $300.00 to $799.99 | $40.00 |
| $800.00 or more | 5% of the check |
The returned check schedule above comes from Florida Statute 68.065, which the Brevard County Tax Collector cites as its authority (Pay Property Taxes). Wire payments go to the Tax Collector's account at Truist and must carry the tax account number, owner's name and property ID, with all bank fees included so the full amount reaches the office.
In person, real estate taxes are accepted at the Palm Bay branch on Cogan Drive SE, the Melbourne branch on Sarno Road, the Viera office, Merritt Island and both Titusville offices, all of which list real estate taxes among their services (office locations). Assessed value and exemption disputes cannot be settled at a payment counter: the Brevard County Tax Collector sends those questions to the Brevard County Property Appraiser at 321-264-6700 (Brevard County Tax Collector FAQ).
How does the quarterly installment plan work?
Brevard County owners whose estimated tax is more than $100.00 can pay in four quarterly installments by filing Department of Revenue Form DR-534 with the Brevard County Tax Collector before May 1 (Installment Options).
| Installment | Due by | Discount on that installment |
|---|---|---|
| First quarter of estimated tax | June 30 (late payment accepted through July 31) | 6% |
| Second quarter | September 30 | 4.5% |
| Third quarter plus half of any adjustment | December 31 | 3% |
| Fourth quarter plus half of any adjustment | March 31 | None |
The schedule and the discounts are set by section 197.222: a 6 percent discount for the June 30 payment, 4.5 percent for September 30, 3 percent for December 31 and none for the March 31 payment (Florida Statutes s. 197.222). A taxpayer who joins must make the first payment to stay in the plan for that year and then is not entitled to the regular November to February discounts.
In Brevard the June and September installments are based on the prior year's gross tax, and changes from new values or exemptions are folded into the December and March installments after the current roll is certified (Brevard County Tax Collector). Applications go by mail to Lisa Cullen, Tax Collector, P.O. Box 2500, Titusville, and no new application is needed the next year as long as the first installment is paid by June 30. An owner who has no first notice by June 15 is directed to call 321-264-6969, and an owner with a mortgage escrow account should not use installments, because the lender pays in November to take the full discount. Installment bills arrive quarterly in June, September, December and March (Pay Property Taxes).
What happens if the taxes are not paid by April 1?
On April 1 unpaid Brevard County real estate taxes become delinquent and a 3% minimum mandatory charge is added to the gross amount (Important Dates and Discount Periods).
From that date the Brevard County Tax Collector goes by the date a payment is received, not its postmark. If an account is not paid and processed by close of business on April 30, it is advertised three times in the newspaper, an advertising fee and auction listing fee are added, and the listing cannot be deleted once published (Brevard County Tax Collector). Still unpaid at the annual Tax Certificate Sale, the parcel gets a tax certificate, and the owner must then redeem it with guaranteed funds such as cash, a cashier's check, a certified check or a money order payable to the Brevard County Tax Collector; credit and debit cards are also accepted for redemption.
State law sets the price of waiting. Real property taxes bear interest at 18 percent per year from delinquency until a certificate is sold, with a 3 percent minimum before the sale (Florida Statutes s. 197.172). At the sale each certificate goes to the bidder who demands the lowest rate, in bids of one-quarter of 1 percent, and a certificate under $250 on a homestead parcel is not auctioned but issued to the county (Florida Statutes s. 197.432). The holder of a certificate on a Palm Bay, Malabar or Barefoot Bay parcel may apply for a tax deed after 2 years have elapsed since April 1 of the year the certificate was issued (Florida Statutes s. 197.502). The Brevard County Tax Collector likewise describes a tax certificate as a valid first lien on taxable property, subject to tax deed application after two years (Important Dates and Discount Periods).
Tax deferral and tangible property tax payments
Brevard County homestead owners whose taxes exceed 5% of household income, or 3% for applicants 65 or older, can apply to the Brevard County Tax Collector by March 31 to defer part of the bill (Homestead Tax Deferral Program).
The deferral application becomes available on November 1, online or by calling 321-264-6969, and must be filed every year by March 31. The applicant must hold the homestead exemption granted by the Brevard County Property Appraiser, show proof of income, and carry fire and extended insurance at least equal to all outstanding liens with a loss payable clause to the Tax Collector (Brevard County Tax Collector). The deferred amount becomes a first lien with interest that cannot exceed 7 percent, and it comes due on a change in use, ownership or homestead eligibility, or a lapse in insurance.
Business owners in Melbourne, Palm Bay and the rest of the county pay tangible personal property tax on a parallel calendar: notices mailed by November 1, payment due by March 31, with the same 4, 3, 2 and 1 percent discounts from November through February (Tangible Personal Property Tax). Unpaid tangible taxes lead to tax warrants under section 197.413, and the Brevard County Tax Collector applies to the Circuit Court within 30 days for an order to levy and seize enough property to cover the tax.

Frequently asked questions
What is the last day to pay Brevard County property taxes without a penalty?
March 31 is the last day at the full gross amount; payments postmarked by then are honored. On April 1 the bill is delinquent and the Brevard County Tax Collector adds a 3% minimum mandatory charge to the gross amount.
Is there a fee to pay a Brevard County tax bill online?
Not by e-check, which is free and accepted only online. Paying by credit or debit card, Apple Pay or Google Pay costs 2.75% with a $2.75 minimum, and an international card costs 3.95%; the vendor keeps the fee.
Can a Brevard County owner with a mortgage escrow account use the installment plan?
The Brevard County Tax Collector says escrow owners should not pay by installments, because mortgage companies are obligated to pay in November to take the maximum discount. The escrow owner receives an informational copy of the bill instead.
Who handles a Brevard County tax bill that seems too high?
The Brevard County Property Appraiser, at 321-264-6700, sets assessed and taxable value and grants exemptions. The Tax Collector only bills and collects, so disagreements over value or exemptions go to the Property Appraiser rather than to the Palm Bay or Viera payment counters.
Does the installment plan in Brevard County have to be renewed every year?
No. After the first DR-534 application, no new application is needed as long as the first installment is paid by June 30. Skipping a year ends participation, and joining again requires a new application filed before May 1.
