Vero Lake Estates is a large unincorporated subdivision in northern Indian River County, west of Sebastian. Vero News described it in April 2014 as the massive community of Vero Lake Estates in between Sebastian and Fellsmere, with more than 5,000 platted residential lots, nearly 2,700 of which had single-family homes on them at the time. Despite the Vero name, the neighborhood sits in the north county near Sebastian, not near the city of Vero Beach.
Vero Lake Estates is not a city. It is governed by the Indian River County Board of County Commissioners, and since 1984 it has had its own Vero Lake Estates Municipal Service Taxing Unit with a resident advisory committee. In the same 2014 article, a property owners association officer told Vero News the subdivision was established in the 1950s and called it one of the biggest subdivisions in the state of Florida.

Where is Vero Lake Estates in relation to Sebastian?
Vero Lake Estates lies inland, between Sebastian to the east and Fellsmere to the west, on the south side of County Road 512. A 2010 Vero News report on a county road project described the county's options for paving 102nd Terrace south from CR 512 to 92nd Street in Vero Lake Estates, and noted that a reconfigured intersection was meant to handle traffic from Vero Lake Estates once it warranted a signal.
The neighborhood's closest public landmarks are on the Sebastian side. In June 2025 Vero News described a planned fire station on 87th Street adjacent to Sebastian River High School and the Vero Lake Estates subdivision. Sebastian's own growth is moving toward the neighborhood as well: in February 2023 the Sebastian City Council approved annexing about 2,044 acres of Graves Brothers property, and then-Vice Mayor Chris Nunn told Sebastian Daily that the planned city center would give people from Vero Lake Estates and nearby county developments a place to shop inside Sebastian.
National Weather Service products also treat Vero Lake Estates as its own reference point: the NWS Melbourne rainfall statement for Hurricane Milton in October 2024 lists a station 1 mile northeast of Vero Lake Estates alongside stations in Sebastian, Fellsmere and at Wabasso Beach Park.
How is Vero Lake Estates governed?
Because Vero Lake Estates is unincorporated, its roads, drainage and services are provided by Indian River County rather than by Sebastian or Fellsmere. According to Indian River County, Ordinance 84-081, Section 3, dated December 3, 1984, established the Vero Lake Estates Municipal Service Taxing Unit Advisory Committee.
The county states that the Vero Lake Estates advisory committee is composed of seven voting members who own property within the boundaries of the Vero Lake Estates MSTU, that members serve at the pleasure of the Board of County Commissioners, and that the group offers its recommendations to the Board in writing. Infrastructure has been upgraded over time. Vero News reported in 2014 that county water service, fire hydrants and millings smoothing out the area's pitted gravel roads had arrived in Vero Lake Estates, and that young families were moving in. In May 2025 Vero News reported County Administrator John Titkanich citing more personal engagement with community groups in Gifford, Vero Lake Estates and the Oslo Road corridor.
Why has Vero Lake Estates sought a fire station?
Fire protection has been the longest-running civic issue in Vero Lake Estates. Vero News reported in June 2010 that when the neighborhood was newly established it had a volunteer fire department made up of homeowner association members, but that the volunteer department was by then defunct. That month, the Indian River County Board of County Commissioners voted 3-2 against creating any ranked waiting list of future fire station sites, rejecting a request from Vero Lake Estates residents to be placed no lower than third.
The county's emergency services director told commissioners in 2010 that Vero Lake Estates was more than five miles from a station, so insurance was higher and response times were nearing 10 minutes, with some roads unimproved, but that the area generated less than one call for service per 24 hours. Commissioners Wesley Davis and Joe Flescher argued for the north county subdivision, citing growth in Fellsmere and Sebastian.
Fifteen years later, the county moved forward. Vero News reported in June 2025 that the county had committed to building a new fire station on 87th Street, adjacent to Sebastian River High School and the Vero Lake Estates subdivision, for a five-member crew that had been operating out of a trailer at the North County Pool for several years.
How have floods and storms affected Vero Lake Estates?
Heavy rain is the most frequent hazard recorded in Vero Lake Estates. During Tropical Storm Isaac in August 2012, the National Weather Service flood warning quoted by Vero News listed Vero Lake Estates among the locations expected to flood, along with Fellsmere, Sebastian, Wabasso and Vero Beach. During Hurricane Ian in September 2022, Sebastian Daily warned that residents in Vero Lake Estates should be cautious about area flooding as several roads had already flooded.
The largest recent total came in November 2023. Sebastian Daily reported that the National Weather Service measured around 14 inches of rain in Fellsmere and about 13 inches in Vero Lake Estates in a storm that began November 16, with county crews posting closure signs and planning to grade washed-out roads once water receded. During Hurricane Milton, the NWS Melbourne rainfall statement lists 4.53 inches at a station 1 mile northeast of Vero Lake Estates, and NWS figures quoted by Vero News in January 2025 put Vero Lake Estates at 4.65 inches, well below totals in Sebastian and Vero Beach.
Other events are smaller. Vero News reported that on February 6, 2021 residents saw what may have been a brief tornado in Vero Lake Estates; the NWS in Melbourne initially classified it as a thunderstorm, and no injuries or serious damage were reported. In April 2018 a brush fire near Vero Lake Estates was contained at 15 acres, with the Florida Forest Service reporting no structures threatened.
