How fast has Palm Bay grown since 1960?

The early Palm Bay figures come from the city itself. The City of Palm Bay timeline records the 1960 incorporation of Palm Bay as a city with 2,808 residents and notes that by 1990 it had become the most populous city in Brevard County with 62,632 residents (City of Palm Bay history). On those two city figures Palm Bay added 59,824 residents in thirty years.

The decade counts after 1990 come from the Census Bureau. The 2010 Census report for Florida lists Palm Bay at 103,190 in 2010, 79,413 in 2000 and 62,543 in 1990, with growth of 29.9 percent between 2000 and 2010 (2010 Census, Florida Table 9). The 2020 Census then counted 119,760 Palm Bay residents (2020 Census P1, Palm Bay). The arithmetic for the last full decade is 119,760 minus 103,190, a gain of 16,570, or 16.1 percent.

The two 1990 figures for Palm Bay differ by 89 people. The city timeline gives 62,632, while the 1990 column of the 2010 Census table gives 62,543; neither source explains the gap, so both are shown here with their source.

What milestones mark Palm Bay growth?

The City of Palm Bay timeline traces growth from the Tillman homestead settlement of 1887 to a population of more than 100,000 in 2006.

Tillman, the homestead settlement at the mouth of Turkey Creek, dates to 1887 on the city timeline, and in 1925 the 200 residents of Tillman petitioned to change the town name to Palm Bay (City of Palm Bay history). Palm Bay incorporated as a city in 1960 under Mayor Harry Pollak and the Town Council. The same timeline lists the completion of U.S. 1 in 1963, Palm Bay Elementary as the first city school in 1966, and Fire Station 1 on Palm Bay Road in 1967.

Jobs and services followed the Palm Bay population. In 1967 Harris-Seybold acquired Radiation, Inc., the company known today as Harris Corporation; the first Palm Bay bank and motel were built in 1974; and the first city library opened on Port Malabar Boulevard in 1984 (Palm Bay timeline). Palm Bay Community Hospital opened in 1992, two years after Palm Bay became the largest city in the county.

Housing grew alongside the Palm Bay headcount. The 2010 Census report counts 26,222 Palm Bay housing units in 1990, 32,902 in 2000 and 45,220 in 2010, a rise of 37.4 percent in the 2000s (2010 Census, Florida Table 9). The 2020 Census counted 49,078 Palm Bay housing units (2020 Census H1, Palm Bay), so the 2010s added 3,858 units against 12,318 in the decade before. Housing grew faster than population in the 2000s and slower in the 2010s.

Not all of the land General Development Corporation platted in Palm Bay was built on. The City of Palm Bay says the undeveloped southwest area known as the Compound, Port Malabar Units 51, 52 and 53, was a pre-platted General Development Corporation community that predates the incorporation of the city, with development beginning in the 1980s and stalling when the company went bankrupt in 1991 (City of Palm Bay, Compound Update).

How does Palm Bay growth compare with Brevard County and Melbourne?

Palm Bay has grown faster than Brevard County in every decade since 1990, and its share of county residents rose from 15.7 percent in 1990 to 19.7 percent in 2020.

2010103,19076,068543,37619.0%
2020119,76084,678606,61219.7%

The Brevard County column comes from the 2010 Census Table 4 for 1990 to 2010 (2010 Census, Florida Table 4) and from the 2020 Census for 2020 (2020 Census P1, Brevard County); the Melbourne column comes from the 2010 Census place table (2010 Census, Table 9, Melbourne) and the 2020 Census (2020 Census P1, Melbourne). The Palm Bay share is each Palm Bay count divided by the county count, for example 119,760 divided by 606,612 for 2020.

Palm Bay passed Melbourne in the 1990 Census, 62,543 residents against 60,034, which matches the city timeline that names Palm Bay the most populous city in Brevard County that year. By 2020 the gap had grown to 35,082 residents (119,760 minus 84,678). Table 4 of the same report shows how much smaller the county was before the Palm Bay boom: Brevard County counted 230,006 people in 1970 and 272,959 in 1980.

Palm Bay took a large slice of county growth in each decade. Between 2000 and 2010 Brevard County added 67,146 residents (543,376 minus 476,230) and Palm Bay added 23,777 of them, 35.4 percent. Between 2010 and 2020 the county added 63,236 and Palm Bay 16,570, or 26.2 percent. Brevard County grew 11.6 percent over the same decade, from 543,376 to 606,612, while Palm Bay grew 16.1 percent. In 2010 Palm Bay ranked 19th among Florida places by population (2010 Census, Florida Table 10).

How fast has Palm Bay grown since the 2020 Census?

Census Bureau estimates add 22,272 Palm Bay residents between the April 2020 estimates base of 119,751 and July 1, 2024, a gain of 18.6 percent in a little over four years.

2022129,405+6,411
2023136,084+6,679
2024142,023+5,939

The yearly gains are differences between the published Palm Bay estimates in the Census Bureau city file, which lists 120,168 for July 1, 2020 and 142,023 for July 1, 2024 (Census Bureau Vintage 2024, Palm Bay row). The fastest Palm Bay year in the series ended July 1, 2023, with 6,679 more residents than a year earlier.

Palm Bay accounts for a large part of recent county growth. The same Vintage 2024 file puts Brevard County at 606,607 on its April 2020 base and 658,447 on July 1, 2024, a gain of 51,840 (Census Bureau Vintage 2024, Brevard County row); the Palm Bay gain of 22,272 is 43.0 percent of it. Melbourne grew from a base of 84,727 to 87,561, a gain of 2,834 (Census Bureau Vintage 2024, Melbourne row).

The state estimate tells the same story for Palm Bay. The Florida Office of Economic and Demographic Research puts Palm Bay at 146,929 on April 1, 2025, up 27,169 from the 2020 Census, while Brevard County gained 61,288 (Florida EDR, 2025 population estimates). On those state numbers Palm Bay made up 44.3 percent of the county gain (27,169 divided by 61,288), more than four times the 6,448 added by West Melbourne and well ahead of the 1,350 added by Grant-Valkaria.

Where does Palm Bay have room to keep growing?

Palm Bay still has large areas of platted but empty land in the southwest, and the City of Palm Bay ties future growth to St. Johns Heritage Parkway and its three I-95 interchanges.

Of the three Palm Bay interchanges on I-95 that the city names, St. Johns Heritage Parkway sits at mile marker 166, with Malabar Road at mile marker 173 and Palm Bay Road at mile marker 176 (City of Palm Bay, Discover Palm Bay). The city says the expansion of St. Johns Heritage Parkway provides an opportunity for growth and development and is expected to improve access across central and southern Brevard. The same page describes Palm Bay as approximately 88 square miles with a population approaching 150,000, a city figure rather than a Census count.

The size figure has changed with time and method. The 2010 Census measured Palm Bay at 68.84 square miles of total area and 65.70 square miles of land, with 1,570.6 residents per square mile of land (2010 Census, Florida Table 9, area); the 88 square miles on the Palm Bay page is a current city statement, and the two are shown side by side here without assuming why they differ.

The Compound shows how much empty Palm Bay land is already divided into lots. The City of Palm Bay describes Port Malabar Units 51, 52 and 53 as about 2,492 acres holding 4,978 parcels (the same page elsewhere gives the Compound as about 2,942 acres), largely quarter-acre single-family lots, served by about 200 miles of aging roads but with no water, sewer or electrical infrastructure (City of Palm Bay, Compound Update).
