John's Island — Vero Beach, Florida

A 1,650-acre ocean-to-river club community in Indian River Shores, built on land Fred Tuerk assembled in the 1950s and opened by Llwyd Ecclestone in 1969.

Short answer: John's Island is a gated, member-owned club community on the barrier island north of Vero Beach, inside the Town of Indian River Shores in Indian River County. It covers about 1,650 acres from the Atlantic to the Indian River Lagoon. Its land was assembled for Chicago investor Fred Tuerk, sold after his 1967 death to developer Llwyd Ecclestone, and the club dates its founding to 1969.

What is John's Island?

John's Island is a private club community on the barrier island a few miles north of the Vero Beach city limits, inside the Town of Indian River Shores in Indian River County. Vero Beach 32963 described it in November 2023 as a 1,650-acre, member-owned, ocean-to-river private club community with three championship golf courses and three clubhouses. Its land runs from the Atlantic beach across Highway A1A to the Indian River Lagoon shore.

The John's Island Club gives its own founding date: founded in 1969, it says, by a group of industry leaders from the Midwest and the Northeast. The club lists its address as 3 John's Island Drive, Indian River Shores, and describes a Beach Club on three miles of Atlantic Ocean beachfront. In the same November 2023 report, the community held approximately 1,380 homes, and membership in the club was by invitation only, although most property owners belonged.

John's Island is not a town and not a neighborhood of the City of Vero Beach. It is a gated private development whose public story is told mainly through land history, county and city decisions about water and beaches, and reporting in Vero Beach 32963. This page covers that public record and names no private homes or residents.

How did John's Island begin?

The land behind John's Island was assembled by Fred Tuerk, a Chicago investor, with the Vero Beach broker Alex MacWilliam Jr. A 2012 profile in Vero Beach 32963 reports that Tuerk arrived in Vero in 1950 after buying a waterfront hotel sight unseen, then bought four miles of oceanfront with MacWilliam's help. A former president of the Chicago Stock Exchange, Tuerk eventually acquired 3,000 acres on the island and 30,000 more west of Vero Beach, according to the same profile.

MacWilliam's role was piecing the tract together. The profile says he pieced together 300 ocean-to-river acres by making deals with many owners, and even traded spoil islands to the government to obtain channel right-of-way in the Indian River Lagoon. A colleague quoted in the article called MacWilliam the brain behind John's Island. MacWilliam's father, Alex MacWilliam Sr., had built the Riomar golf course and served as mayor of Vero Beach for 20 years.

Tuerk died in early 1967. When his heirs sold the land to Llwyd Ecclestone, the developer of John's Island, MacWilliam put the transaction together, the profile says. Ecclestone played the first round of golf ever played at John's Island in 1969, the same year the club gives as its founding. In an oral history quoted in 2012, MacWilliam recalled that the early John's Island was like a cocktail circuit, and although he came to own six lots there, he chose not to live in the community.

The name of the land buyer survives on the map. Fred R. Tuerk Drive meets Highway A1A near the southern end of Indian River Shores, and the Town of Indian River Shores used that road as the endpoint of a 35 mph speed limit zone on A1A from its southern town limits. The 2026 John's Island water main also follows Fred Tuerk Drive west to A1A.

Which government covers John's Island?

John's Island sits inside the Town of Indian River Shores, which says it was incorporated on June 11, 1953, and has approximately 4,000 residents. The town traces part of its origin to the same land story. According to Vero Beach 32963, MacWilliam told the Indian River Shores Historical Society in a 2003 oral history that a county official had proposed a parks requirement that would have meant 16 public access points across Tuerk's holdings, and MacWilliam suggested that Tuerk form a town that controlled its own zoning. MacWilliam later served 16 years on the Shores town council.

Inside the gates, three private bodies appear in public reporting: the John's Island Property Owners Association, which handles common areas and lawns; the John's Island Club, which runs the golf courses and clubhouses; and the John's Island Water Management Board. Vero Beach 32963 reported in April 2026 that the association and the club are separate entities, with the association taking 2.8 million gallons of the new irrigation supply for lawns and common areas and the club taking 200,000 gallons a day for its two island golf courses.

The ZIP code 32963 covers all of the barrier island, including unincorporated Indian River County, the City of Vero Beach, Indian River Shores and the Town of Orchid, according to the Indian River Shores website. That shared postal address is why John's Island is often described as being in Vero Beach even though its municipal government is the town of Indian River Shores. Indian River County government handles county permits; Vero Beach 32963 reported in 2021 that John's Island demolition and building permit applications went to the county building department.

Where does John's Island get its irrigation water?

Irrigation water has been the community's longest public dispute. In May 2019 Vero Beach 32963 reported that the Indian River County Commission had blocked, on a 3 to 2 vote on April 23, 2019, an easement for a $6 million reuse water pipeline under the Indian River Lagoon to John's Island. The line would have started at the county's Sea Oats Wastewater Treatment Plant on 77th Street, run under the lagoon at a depth of 90 feet and crossed Hole in the Wall island along the right-of-way of the Old Winter Beach Road Bridge. The community needed 1 million gallons of reuse water per day, and commissioners cited unclear county ownership of that right-of-way.

A different solution opened in April 2026. Vero Beach 32963 reported a ribbon cutting for a $13.5-million water project conceived by City of Vero Beach Water and Sewer Director Rob Bolton in the summer of 2020. It pumps water from the Main Relief Canal across from Vero Beach Regional Airport to a 1950s city water plant on the north side of Aviation Boulevard, treats it, and sends it north through a 6.9-mile pipe along the railroad, 41st Street, Indian River Boulevard and 45th Street to Gifford Dock Park. There the pipe drops 80 feet under the lagoon and surfaces at Bee Gum Point, an Indian River Land Trust property, before following Fred Tuerk Drive and A1A to John's Island.

The project delivers 3 million gallons of fresh water daily. By taking 20 percent of the Main Relief Canal's flow out of the lagoon's path, it removes 17,000 pounds of nitrogen per year, which Bolton said would cost an estimated $34.2 million through stormwater projects and meets the city's Basin Management Action Plan requirements through 2035. The St. Johns River Water Management District and the Florida Department of Environmental Protection contributed more than $5 million, and the property owners association paid most of the rest. Vero Beach Mayor John Cotugno and District 5 County Commissioner Laura Moss spoke at the ceremony, and Moss noted that John's Island could stop using drinking water from the aquifer for irrigation.

What happened to the John's Island beach after the 2022 hurricanes?

The John's Island oceanfront took heavy damage from Hurricanes Ian and Nicole in fall 2022. Vero Beach 32963 reported in February 2023 that John's Island lost 30 to 40 feet of dunes, leaving steep 6 to 8 foot escarpments along the oceanfront and a need for about 50,000 tons of sand.

The community tried to rebuild its beach privately but could not obtain sand, trucks and permits before sea turtle nesting season began on March 1, 2023, after which no construction is allowed on the beach. The same report explained that beach-quality sand from upland mines was largely committed to government contracts, while Indian River County, the City of Vero Beach and the Town of Orchid already had agreements in place. Orchid placed 19,000 tons of sand starting January 9, 2023, through a town project rather than through its private club.

The contrast shows how John's Island fits the barrier island's patchwork. Public renourishment on the Indian River County shoreline is run by the county and cities, while the John's Island beach in Indian River Shores depends heavily on private planning by its association for emergency sand.

How has building changed inside John's Island?

Much of John's Island was built in its first two decades, and that age now shapes construction. Vero Beach 32963 reported in November 2021 that many of the houses built in the 1970s and 1980s are below FEMA's mandated flood elevations, which makes it hard to remodel them; when a renovation costs more than half a home's value, the whole structure must be brought up to code, so builders often demolish and rebuild instead.

Style has shifted too. The same 2021 report said John's Island architecture had moved over about a decade from the strictly Georgian style that prevailed for many years to a more transitional style, with the community's architectural review committee allowing simpler details. It also reported that John's Island Real Estate does not list properties on the MLS, and that Forbes had named John's Island the sixth best country club in the U.S. for 2021 and 2022.

Turnover inside the gates follows club life. In November 2023 Vero Beach 32963 reported third and fourth generations of families buying in John's Island and residents moving between housing types within the community, which offers seven or eight kinds of housing, from Island House units to oceanfront houses. Individual sales, owners and addresses are left out here.

Frequently asked questions

Is John's Island part of the City of Vero Beach?
